Vacant homes are evolving into a conundrum nationally, but especially in Attica, where the issue of the deficit of available properties tends to take on epidemic proportions, keeping sale prices and rental rates at high levels.<\/p>\n
Based on data from the latest ELSTAT census in 2021, there are 255,300 closed homes in Attica alone, while nationwide the number reaches 793,000 properties. Of these, approximately 600,000 properties correspond to 1 million ownership rights. That is, in 75% of closed homes, the phenomenon of multiple ownership is observed, as there are almost two owners per property.<\/p>\n
Therefore, it is now proven, based on the numbers, that multiple ownership and the long-standing disputes of heirs are indeed one of the reasons that keep properties closed.<\/p>\n
At the same time, it seems that the measure of tax exemption for three years, for those owners who return their closed houses to the market, will not have the expected response. According to the federation of owners (POMIDA), a decisive reason for the apparent failure of the measure is that the incentive for tax exemption has been linked to the tenant and not the property. If for any reason the tenant leaves during the three-year period that the signed lease is valid for, then the owner loses the exemption both for the year of departure and for the rest of the contract period.<\/p>\n
\u201cIf the tenant leaves in the first year \u2013 e.g. because he got divorced or because he moved or couldn\u2019t afford the rent agreed \u2013 then the owner, who will have also spent some money to repair his previously closed apartment, will not only lose the tax exemption for that specific year, but also for the next three years, even if he subsequently finds another tenant,\u201d stressed POMIDA head Stratos Paradias at a recent real estate conference.<\/p>\n
Also, according to Paradias, many tenants who have the most pressing housing needs, especially outside the main cities (such as substitute teachers, doctors, police officers, border guards and other categories of public servants or private sector workers in tourism facilities, construction etc) are excluded, being mainly interested in annual leases, not three-year ones.<\/p>\n<\/p><\/div>\n
