The financial results of Astir Palace Vouliagmeni S.A., which operates the Four Seasons Astir Palace Hotel Athens, and Astir Marina Vouliagmeni S.A. show solid growth in revenue and profitability. The year also marked a major ownership change, with shipowner George Prokopiou<\/strong> acquiring full control of the company after purchasing the stake previously held by the Jermyn Street Real Estate Fund.<\/p>\n
Record Performance for Four Seasons Astir Palace<\/h3>\n
Four Seasons Astir Palace Hotel Athens continued its upward trajectory in 2025, benefiting from growing international demand for luxury travel to Athens.<\/p>\n

Turnover<\/strong>: \u20ac140.58 million (up from \u20ac127.62 million in 2024) \u2014 an increase of approximately 10%<\/li>\n
Operating profits<\/strong>: \u20ac41.08 million (up 19.5%)<\/li>\n
EBITDA<\/strong>: \u20ac50.65 million (36% margin)<\/li>\n
Pre-tax profits<\/strong>: \u20ac30.57 million (up from \u20ac24.43 million)<\/li>\n
Net profits after tax<\/strong>: \u20ac23.06 million (up from \u20ac18.73 million)<\/li>\n<\/ul>\n
The hotel also received major international recognition in 2025. It was named Greece\u2019s Top Luxury Hotel at the World Travel Awards, ranked 17th on The World\u2019s 50 Best Hotels 2025<\/em> list, and became the only hotel in Greece to receive the highest distinction of 3 Michelin Keys<\/strong>. The complex was also recognized for its sustainability and accessibility initiatives.<\/p>\n
New Strategy Under New Ownership<\/h3>\n
Following the change of ownership, management outlined a broader vision for Asteras to develop into a complete high-end experience destination for Athens and the Athenian Riviera. Key priorities include strengthening the management team, optimizing operations, upgrading services, forming new partnerships, and enhancing the overall visitor experience, while continuing investments in sustainability.<\/p>\n
Marina Returns to Profitability<\/h3>\n
Astir Marina Vouliagmeni also posted a strong turnaround after completing its major reconstruction program.<\/p>\n
