Blue Economy,<\/a> the cluster of marina upgrades, coastal parks and waterfront transport links now reshaping the region, is becoming the clearest signal of where property values will rise fastest over the coming decade. Central to the analysis is what Premier Realty calls the \u201ctwo-kilometre approach\u201d: the idea that homes within close range of modern, sustainable waterfront developments will consistently outperform comparable properties further inland.<\/p>\nThe Athens Riviera runs from Paleo Faliro to Cape Sounio, taking in Alimos, Glyfada, Voula, Vouliagmeni, Varkiza, Lagonisi, Anavyssos and Sounio. For decades it has been one of the most desirable stretches of coastline in Greece, but Premier Realty\u2019s analysis suggests the current round of public and private investment is now compounding that appeal in ways that will show up directly in sale prices.<\/p>\n
The most significant of these projects is the undergrounding of Poseidonos Avenue at Elliniko, a 1.3 kilometre stretch of what has long been one of the busiest and noisiest roads on the coast. Once complete, the project is expected to sever the physical and acoustic barrier that has separated many residential blocks from the sea, effectively upgrading their status to beachfront. Premier Realty puts the potential uplift at 20 to 25 per cent for properties that make this shift. The undergrounding forms part of the broader Ellinikon redevelopment, Europe\u2019s largest urban regeneration scheme, being built on the site of the former Athens airport. As of late 2025 the project was reported to be around 80 per cent complete, with the neighbouring Riviera Tower, set to become Greece\u2019s tallest building, then under construction at its 30th of 50 floors.<\/p>\n
Marina upgrades are doing similar work further along the coast. Astir Vouliagmeni and Alimos are both being fitted out as \u201cSmart and Green Marinas\u201d, with capacity for larger yachts, expanded leisure facilities and shore power systems that allow docked vessels to run on electricity rather than diesel generators. Premier Realty describes the resulting scarcity of high-spec berths as creating a \u201cBlue Scarcity Premium\u201d for nearby homes, and estimates that properties near these upgraded marinas could command a 20 to 30 per cent premium over comparable stock near older, conventional marinas.<\/p>\n
The analysis also points to a 22 kilometre waterfront promenade planned to link six municipalities from Kallithea to Vari-Voula-Vouliagmeni, giving residents continuous pedestrian and cycling access to the coast for the first time. Premier Realty calls this a \u201cWalking Distance Premium\u201d, arguing that direct, unbroken access to the seafront will become a durable driver of value regardless of which micro-location a buyer chooses. Two further projects extend the pattern: the two million square metre Ellinikon Metropolitan Park, which will add one of Athens\u2019 largest green spaces to the coastal zone, and the proposed 840 million euro Saronida Olympos Golf development further south, which includes an 18-hole course, a marina and a helipad and is expected to draw investment interest into that stretch of the Riviera.<\/p>\n
Premier Realty also identifies a newer concept it calls \u201cHome-to-Hull Connectivity\u201d, describing the growing expectation among luxury buyers that they be able to move seamlessly between a coastal residence and a nearby yacht berth. The company says this lifestyle factor is becoming an increasingly important consideration for buyers at the top end of the market, alongside more conventional drivers such as green space, transport links and reduced traffic noise.<\/p>\n\nPremier Realty identifies a new concept \u2013 \u201cHome-to-Hull Connectivity\u201d, the growing expectation among luxury buyers to be able to move seamlessly between a coastal residence and a nearby yacht berth. <\/figcaption><\/figure>\n<\/figure>\nCommenting on the findings, Premier Realty chief executive Korina Saia said buyers should look past a property\u2019s current setting and weigh the long-term impact of planned waterfront developments nearby. According to Saia, acquiring property near major Blue Economy projects offers one of the strongest indicators of future capital appreciation as the Athens Riviera continues to evolve.<\/p>\n
The report frames demand along the Riviera as increasingly international and varied, spanning overseas investors, corporate executives, affluent retirees, families, digital nomads and yacht owners, all drawn by a combination of lifestyle, accessibility and ongoing regeneration. For members of the Greek diaspora watching the coastline their families once called home, the shift underway is a reminder of how much the Riviera has changed, and how much further that change still has to run.<\/p>\n
