Home sale prices in Greece were above the European average, but also lower than in several countries, in 2025. According to comparative data based on the Eurostat and Bank of Greece price index, the Greek housing market ranks 10th in the EU in terms of growth rate.<\/p>\n
Home sale prices in Greece last year increased by 7.8% year-on-year, compared to 5.5%, which was the EU average. However, according to the related data, several countries recorded a significantly higher growth rate; Prices in Hungary increased by 18.3%, while in Portugal, a market with significant similarities to the Greek one, the increase amounted to 17.6%. This is a difficult situation, considering that the Portuguese government has abolished the link between the \u201cgolden visa\u201d program and the acquisition of real estate \u2013 measures that seem to have had no success. The reason is that in Portugal, as in Greece, the market problem is the deficit of supply in relation to demand.\u00a0<\/p>\n
A key feature of housing prices in Greece in 2025 was the faster increase in areas outside Attica. While in the capital prices recorded an overall, but slowing increase of 6.2% (and 5.9% in the fourth quarter of 2025), from 8.6% in 2024, signs of acceleration were observed in the rest of the country.<\/p>\n
In Thessaloniki, an increase of 9.6% was recorded, while in the other major cities of the country, an annual increase of 9.8% was observed for the whole year, and 10.5% in the fourth quarter. In the rest of the country, the increase in 2025 was 8.8%, down from 10.9% in 2024, while in the fourth quarter the annual increase was 8.6%.<\/p>\n
In its annual report, the BoG points out that \u201cduring 2025 and the first months of 2026, purchasing and investment interest was maintained, demand in particular for residential properties was high, but the supply of modern affordable housing remained limited. The increasing housing pressure observed in large urban centers and the significant increase in prices in recent years are estimated to have directed household demand toward more affordable areas, lower values, and older properties.\u201d<\/p>\n<\/p><\/div>\n
