Kifissia\u2019s villas face mounting pressure from overdevelopment, as demolitions rise and preservation efforts intensify, according to a recent documentation initiative by Monumenta.<\/p>\n
The organization has recorded more than 1,100 buildings constructed between 1895 and 1975, aiming to safeguard the suburb\u2019s architectural memory amid accelerating change. Long prized for its waters and greenery, Kifissia evolved into a retreat of grand villas in the 19th century, 187 of which are now protected.<\/p>\n
Yet many lesser-known structures lack documentation and are disappearing as new developments replace them. Residents and local groups warn that unchecked construction threatens the area\u2019s character. \u201cIf we do not protect it, Kifissia will turn from a garden city into a concrete one,\u201d said Teddy Geroulanou, one of the founders of the Citizens\u2019 Movement of Kifissia \u2013Nea Erythraia \u2013 Ekali, fighting against the New Building Regulation (NOK).<\/p>\n
Legal challenges have yielded some victories, including a recent court ruling restricting building heights and limiting practices that maximize density. Officials and citizens are now urging stronger planning protections to preserve the suburb\u2019s historic and environmental identity.
