At €800,000 in Greece, the Flat Gives Way to the House – Greek City Times

Around €800,000, the homes a foreign buyer was being shown on one central Athens agency’s books were mostly houses, not apartments, and they were newer than the stock at lower budgets.

On 1 October 2026, Greca House had 663 properties for sale. In the window from €680,000 to €920,000 there were 63 listings: 33 houses, with a median size of 260 square metres, against 12 apartments, with a median of 144 square metres. All 12 apartments were in the Athens area. The median year built in that window was 2006. In plain terms, the typical house on offer had about 1.8 times the floor area of the typical apartment.

The pattern changes with the budget. Around €250,000 (€200,000 to €300,000, 95 listings) the median year built was 1981. Around €400,000 (€340,000 to €460,000, 77 listings) it was 1993. By €800,000 it was 2006.

These are asking prices on Greca House’s own public listings that day, not completed sales and not a national index. Founder Iryna Rondyak said 9 of the listings in the €800,000 window were on the islands and 12 were in the Peloponnese. Houses in the count are villas and townhouses. Apartments, whole buildings, commercial property and land are counted separately.
